ARVO Realty Advisors was engaged as lead broker of the site selection team, and tasked to develop an acquisition strategy to assist the YMCA of Greater Houston in procuring land for a build-to-suit facility. The YMCA required strict confidentiality in testing and engaging the marketplace as this was considered to be an initiative of high sensitivity in the community. ARVO Realty Advisors was responsible for coordinating involvement and oversight of both branch Board of Directors and association executives.
ARVO Realty Advisors worked closely with the executives, directors, and stakeholders to ensure that the operating principle of preserving the past and serving the future needs of the community was reflected in all aspects of site selection consideration.
After full consideration of all acquisition and land assemblage options, ARVO Realty Advisors successfully negotiated a public-to-non-profit ground lease with land owned by the City of Houston. The new YMCA branch, which will be named the Houston Texans Family YMCA, will enhance the quality of life and advance sustainability in the underserved community selected. The facility was met with broad scale community approval as was consistent with the YMCA’s mission and preset acquisition goal of a higher visibility location.
